The aim of this study is to determine the expectations of the local and foreign tourists who are staying in the boutique hotels in the Kaleici district of Antalya, Muratpasa, in the five dimensions (1-Physical Aspects, 2-Reliability, 3-Solution, 4-) Assurance, 5-Empathy) is to determine whether satisfaction levels are measured and whether they differ according to demographic variables (gender, age, marital status, income level, education level, occupation etc.). The survey technique was used as a data collection tool. The questionnaire was prepared in three languages: Turkish, English and German. To determine the sample volume, 50 tourists who were staying at the boutique hotel were pre-tested on 10 - 25 July 2017 and 2 questionnaires were canceled due to lack of data and the sample size was determined. A total of 200 surveys were reached by tourists on 6 - 25 September 2017. Three surveys were canceled due to data loss and 197 questionnaires were taken into consideration. As a result, it was determined that tourists had high expectations for the service they bought from boutique hotels and they had the physical elements of the size boutique hotel. According to the chi-square test (chi-square = 4,536, P = 0,338), there was no significant difference between the perception levels. It was found that the perception levels of the tourists were low and that the demographic characteristics of the participants had no overall effect on the perception sub-dimensions. A significant difference (P = 0.001) was determined between expectation and perception. It was concluded that the general satisfaction of the tourists and their satisfaction levels did not differ according to the demographic variables.
