Özet

Housing Bubble means an artifical rise in house prices. Whether there is a housing bubble in Turkey has been debated for a long time. In our study, Turkish housing sector has been examined with figures and graphics. In the application chapter, to determine if there is currently a housing bubble in Turkey or Istanbul, or if there had been housing bubble periods, to date stamp the originations and terminations of those bubbles, Supremum Augmented Dickey-Fuller Test (SADF) and Generalized Supremum Augmented Dickey-Fuller Test (GSADF) has been used. The dataset that is used is 9 years long, starts at the beginning of 2010 and ends at the end of 2018. According to GSADF test, a housing bubble began in Turkey in 2014 and ended at the end of 2016. In Istanbul, a housing bubble began in 2013 and ended in 2017. The housing bubble in Istanbul was bigger. 2018 is identified as a negative bubble period both in Turkey and Istanbul, a sharp decline in real house prices was observed.
