Özet:

: In order to contribute to Turkeys urban development and future, this article examines the political, economic, social, and environmental dimensions of urban transformation, the effects of neoliberal policies, and the financialization of the housing sector; It analyzes the social reflections of these processes, factors such as migration, population growth, slums, destruction of green areas in city centers, environmental sustainability, and future perspectives on these issues, and how the State and the private sector shape these processes and their relationship with housing policies and mega projects. In addition, the study focuses on the important role of TOKİ and REITs in urban transformation projects and housing finance and the effective and strategic use of public lands. As a result, all these issues, which are intricately related to each other, were discussed together, and forward-looking suggestions were presented. As a method, causal and relational arguments are created by presenting information through a literature review and analysis of relevant sources. The findings in the study show the complexity, versatility, and diversity of Turkeys urban transformation process. This study aims to contribute to the literature by creating a framework for future research by discussing urban transformation processes in Turkey in a comprehensive and detailed way rather than through single examples and by presenting new perspectives.
